How much can I borrow?

This very much depends on your income and expenditure. Long gone are the days of income multiples, lenders now use affordability calculators and this takes into account your current financial commitments such as loans, credit cards, car finance as well as everyday expenditure such as gym membership, fuel costs, and child care. Having a conversation with one of our financial advisors means we can work out what you can borrow and more importantly, can you afford it.

How much do you charge?

There may be a fee for mortgage advice. The amount will depend upon your circumstances but we estimate it will range from £150 to £500. Our typical fee is £299 for mortgage advice but ultimately depends on your individual circumstances.  Before we proceed with an application you will be made aware of the fee and it is fully refundable if the mortgage does not proceed for any reason.

This is the only broker fee we charge but our mortgage advice service also includes: Our mortgage brokers arrange all the paperwork for you, speak to the lenders, solicitors and estate agents on your behalf, research and advise you on home insurance options, discuss protecting your mortgage and the importance of ensuring you can still pay your mortgage in the event of death or sickness.  You will have your own mortgage advisor who is available at a time and day to suit you and you will have their mobile number to contact at your convenience.

What is the lowest rate you can get?

It is quite easy to quote you the lowest rate available but it doesn’t necessarily mean it is available to you.  Lenders all have different criteria and it is our role to find you the most competitive or suitable product that is available. This can vary depending on various factors, and just to name a few, it can depend on the deposit, your credit profile, and what you are going to use the property for.
